Project Brief: 1st Floor Remodel of 2-story single family home in Southridge neighborhood, of Williston, VT. Removal of load bearing walls, installation of new structural span, 24' new flooring, windows, doors, 1/2 bath and kitchen. Many custom, field made trim elements, major re-route of mechanical systems.
Project Details: We were approached by homeowners, Matt and Susan to modernize their dated colonial they had owned since 1996. Built as a series of other similar homes in the subdivision, we had inquired with other owners in the neighborhood that had remodeled their kitchens recently, but none had been as ambitious in their scope as Matt and Susan had hoped to be. Envisioning an open floorplan, modern appliances, lighting and layout and chef's kitchen set of features, the homeowners were most concerned with creating a more functional space to gather their large family, and friends for holidays and social gatherings. As we developed the plan, we also took on a new front entry door and trim package, several custom, one-of-a-kind wooden elements, new windows 1st and 2nd floor, new flooring throughout 1st floor, all new interior trim package, extended sills, new fireplace, and major re-route of existing mechanical systems. The plan would consist of removing 24' of span from the center-stair-structure, to the exterior wall abutting the garage. We also needed build out an interior room (new 1/2 bath), in that exterior sheer wall, to accomodate the location of the new 1/2 bath and mudroom. AND make sure both of their cars still fit inside of the garage.
After consulting with our engineering resources, we developed a framing plan, and proceeded to remove the interior partition walls, closets, and load bearing walls within the space.
Removing a 24' span of load bearing wall, we were able to open up the sight lines through the 1st floor from front entry, to newly installed large picture window over sink. After installation of a series of LVL's in order to support 2nd story we set into installation of new wide plank, stained birch flooring, and semi-custom kitchen from Kitchens by Design, which included a number of custom features throughout the new space. Enlarged range, concealed high performance exhaust hood, over-range pot filler, prep-sink, concealed microwave, and several concealed USB and power outlets.
We fabricated custom wood elements: shaker panel range hood, shaker panel island posts, and apron, arched over-sink window valance, and arched hallway buffet cabinet all in matching shaker style to compliment the new kitchen. We completely rebuilt the staircase to match the new floors. New crown molding, casing w/ extended sills and ornate header, and 2 piece baseboard also installed.
Kitchen design and built by All County Contracting with support from Ali O'Grady/Becky White from Kitchens by Design. Flooring and New Stairs provided by Kyle Santor of Floor Coverings International, Windows and Doors Provided by Calvin Caswell of Pella of South Burlington, Appliances from Lowes, Counter-tops from Granite Design, Woodworking and Custom pieces by All County Contracting, Fireplace Facade by Blazing Designs, Electrical Scope done by Belknap Electric out of Canaan, VT., and Plumbing by Brock's Plumbing and Heating and CACR Plumbing and Heating.
We also installed new Pella windows, and entry doors throughout the space, in addition to a complete overhaul of the lighting and switching plan of 1st floor, and major re-route of plumbing systems from 2nd floor.
